The road for the implementation of the redevelopment of the premises of the former FIX Brewery at the western entrance of Thessaloniki opens with the issuance of the Presidential Decree (Government Gazette D 805/2024), as the area is activated in terms of urban planning and the possibility of its development is given.
WHAT IS PROVIDED
With the urban planning regulation, the total area of the premises of the former FIX Brewery is treated as a single entity, where the historical industrial complex of the former brewery can coexist with new buildings, while the open space is assigned to common use, creating internal squares.
In particular, the presidential decree, among other things, defines land uses for:
- housing
- small sports facilities
- small sports facilities, small sports facilities, small sports facilities, small cultural facilities
administration - public assembly/conference centres
- commercial/service outlets
Similarly, they are not permitted:
- supermarkets
- department stores
- shopping centres, such as
- supermarkets, hypermarkets, shopping malls, supermarket chains, shopping malls,

Uses are also specified for offices, research centres, business incubators, restaurants, cafés, leisure centres, entertainment centres, tourist accommodation, and public transport facilities.
At the same time, in the listed buildings of the FIX Brewery industrial complex, the use for distillery and ice-making workshops is also permitted.

It is recalled that the project is being run by Dimand, with an estimated investment value of €180 million, with aluminium industry co-investor Elvial. For the project, Dimand has entered into an agreement in principle with Piraeus Bank for a €100 million bond loan, as part of the broader cooperation between the two parties for other projects.
Construction is expected to start in Q1 2025 and be completed by Q2 2027.
The plan for the redevelopment of the property, with a plot of 23 acres, includes the development of mixed-use developments with residential, hotel, office, cultural, sports, restaurant, and retail uses. In addition, the restoration and reuse of the three listed complexes of the former brewery and the construction of two new buildings, certified according to the internationally recognized LEED sustainable development system at the GOLD level, with two common underground parking areas, are planned. The new building will reach 62,000 sq m.
