The possibility of digital issuance of property tax (ENFIA) certificates is extended to deceased persons with the A. 1114/2024 Decision of the Governor of AADE, Giorgos Pitsilis. The decision provides the notary who draws up the notarial deed of acceptance of inheritance with the possibility to view the rights to the deceased's real estate and digitally issue the ENFIA certificate.
In particular, the notary can issue the ENFIA certificate directly from the myPROPERTY platform with his own taxisnet codes, without the heir concerned having to submit a relevant application to the AADE. Prior to receiving the ENFIA certificate through the myPROPERTY platform, the notary is required to have at his disposal the information proving that the person on whose behalf he receives the certificate is the heir of the deceased, as well as the relevant authorisation of the heir to receive the certificate on his behalf.
The digital issuance of ENFIA certificates of deceased persons by notaries is done through the myAADE digital portal (myAADE.gov.gr), under Applications > Popular Applications > myPROPERTY > Transfers, Inheritances, Inheritances, Parental Benefits, and Donations.
With this setting:
- heirs are facilitated, as they do not need to submit requests themselves through the "My Requests" application for the issuance of these certificates to the services of the AADE (DOU/KEFOK)
- the drafting of notarial acts of acceptance of inheritance is accelerated, as the relevant certificate is issued automatically
- the administrative burden on the services of the Hellenic Revenue Service (DHO/KEFOK) is reduced and other cases and requests of taxpayers are processed more quickly
It should be noted that, for the convenience of heirs, the new procedure can also be followed for ENFIA certificates that have already been requested through the "My Requests" application and have not yet been issued. In order to serve them faster, we recommend that citizens who have submitted a request and have not yet received the ENFIA certificate follow the new procedure through the notary so that they can receive it immediately.
The Governor of the AADE said: "The new procedure for obtaining ENFIA certificates from notaries is another step to facilitate taxpayers in their transactions. It is based on our trust in notaries, who are public officials and our institutional partners. We are actively serving the model of modern cooperative administration for the benefit of the public interest and society as a whole".
