At 75.5% the average occupancy rate in Athens hotels in the first half of the year
The average occupancy rate for the first half of 2024 in Athens hotels did not exceed 75.5% compared to 72.9% in 2023, and the positive change recorded corresponds to 3.5% compared to the first half of 2023, according to a statement from the Hellenic Chamber of Hotels.

The average occupancy rate for the first half of 2024 in Athens hotels did not exceed 75.5% compared to 72.9% in 2023, and the positive change recorded corresponds to 3.5% compared to the first half of 2023, according to a statement from the Hellenic Chamber of Hotels.

The month of June (peak month for Athens), although it recorded the best occupancy rate among all the preceding months (91.7%), also shows a slight decrease of (-)1.4% compared to June 2023. The best average occupancy rate at the 6-month level is for 3* hotels (83%), then 4* (75.2%), and 5* (69.6%). This picture of relatively low average occupancy based on good arrivals in the destination is mainly attributed to the increase in available beds in Athens' capacity mainly of 'non-hotel' accommodation, as based on both Hellenic Chamber of Hotels and INSETE data for 2023, in the central sector of Athens, there were 34,953 hotel beds of all categories and ~52,500 beds on average in short-term rental accommodation.

The average room rate (ADR) for 6 months in 2024 reached 143.03 euros (an increase of 10.7% compared to 6 months in 2023), and the average revenue per available room (RevPar) for 6 months in 2024 was 107.96 euros, compared to 94.28 euros for 6 months in 2023 (an increase of 14.5%). The average room rate (ADR) of June 2024 was 206.44 euros (an increase of 17.7% compared to last June), and the revenue per available room (RevPar) of June 2024 was 189.31 euros (an increase of 16% compared to the RevPar of June 2023).

Of particular interest are the conclusions drawn from the observation of the performance of Athens' competitor cities in the first half of 2024:

Athens' traditional rival, Istanbul, seems to show some kind of stagnation' against Athens, with this trend appearing quite regularly since 2023. More specifically, for the first half of 2024, Athens' average hotel occupancy (75.5%) exceeds Istanbul's average occupancy (64.9%), which happens to be the lowest 6-month average occupancy at the level of the destination cities examined. Barcelona (77.6%), London (77.5%), and Madrid (76.4%) recorded the best average occupancy rates. Similarly, Istanbul's 6-month 2024 Average Daily Room Rate (ADR) (130.15 euros) and its Revenue per Available Room (RevPar Istanbul) (84.47 euros) are among the lowest recorded in the first half of 2024.
