Mammoth €995,000 fine on manager of 199 undeclared Airbnb villas
The Dispute Resolution Directorate upheld the businessman's hefty fine of €995,000 euros after he took on the management of 199 opulent villas in Mykonos in 2022 and rejected his appeal in which he requested to have the fine canceled.

The Dispute Resolution Directorate upheld the businessman's hefty fine of €995,000 euros after he took on the management of 199 opulent villas in Mykonos in 2022 and rejected his appeal in which he requested to have the fine canceled.

The villas were rented out through an Airbnb platform, with prices exceeding 40,000 euros per week. During the audit carried out by the AADE auditors, they found that the manager had not posted the registration number for each villa in the Real Estate Register of Short Term Rentals, imposing a fine of 5,000 euros for each villa. In total, a fine of €995,000 was imposed.

The taxpayer appealed to the Dispute Resolution Directorate seeking the annulment of the fine, claiming that he is not the manager of the disputed properties since he is not the owner of any of the 199 villas for which the contested fine was imposed and no property rental information statement was submitted by any of the owners to make him a manager. In his appeal, he also provides the names of the alleged owners/managers of the properties and the property registration numbers (RINs).

The BPA examined his appeal and a few days ago issued its decision rejecting the appeal of the businessman-manager of the luxury residences and upholding the fine of EUR 995,000, considering that it was correctly imposed on him.
